These terms govern your use of bluelinedata.com and the Blueline Analytics sample reports and demo (together, the "site"). By using the site, you agree to these terms. If you don't agree, please don't use the site.

1. What Blueline Analytics is

Blueline Analytics is software that produces automated estimates for real estate deal analysis: flip analysis (after-repair value, rehab, profit, and maximum allowable offer), hold, BRRRR, and DSCR analysis, and ground-up construction analysis. The product is in early access, and the depth of analysis varies by state, as described on the site's coverage page. The public site shows sample reports for a small number of Phoenix-area properties and a waitlist for early access.

2. Not an appraisal, and not professional advice

Reports are automated estimates for your own analysis. They are not an appraisal, a broker price opinion, or a valuation for lending purposes, and nothing on the site is lending, legal, tax, accounting, or investment advice.

Blueline Analytics is not a real estate brokerage, and no one at Blueline Analytics acts as your real estate agent, broker, appraiser, lender, mortgage broker, attorney, or financial adviser. We don't list, market, or sell property, represent buyers or sellers, or make or arrange loans. Consult appropriately licensed professionals before you buy, sell, lend, or borrow.

3. Data and accuracy

Reports rely on public records (such as Maricopa County Assessor data), licensed third-party property data, and example assumptions. Public records and third-party data can be incomplete, out of date, or wrong, and they carry no information about a property's interior condition. Outside Maricopa County, comps are not screened by deed type. In states where sale prices are not public record, reports are estimates based on asking prices, not sale prices, and are labeled low confidence. Location cost factors (U.S. Army Corps of Engineers Area Cost Factors) adjust example costs for local cost levels but are not local bids. Rents are estimates based on asking rents from rental listings, not signed leases (Data provided by RentCast). Rehab and construction costs, financing terms, and operating costs are example assumptions unless a report says otherwise. We do not guarantee that any figure is accurate, complete, or current. You are responsible for verifying every number and for your own decisions.

4. Early access and pricing

Pricing shown on the site is founding-member pricing for the launch plans. It is not an offer to sell, and we do not take payments on this site. Joining the waitlist does not create a subscription or any obligation for you or for us. If paid plans launch, they will be offered under separate subscription terms that you will see before you pay.

If you subscribe at a founding-member price, that price stays locked for as long as your subscription stays active. If your subscription is canceled or lapses, the founding-member price ends. All other pricing, including plans, features, and report limits offered to anyone who is not a founding member, may change; we will post changes before they apply.

5. Fair use, report limits, and data

Each plan includes a set number of reports per month, as listed on the site or in your plan. Reports and the data in them are for your own deal analysis (and, where your plan allows, for sharing with your own lenders and partners about a specific deal). You agree not to:

bulk-extract, scrape, crawl, or systematically download reports, comps, property records, or other data from the site or the service;
use scripts, bots, or other automated means to run queries or generate reports, or to get around report limits, except through an interface we provide for that purpose;
resell, sublicense, redistribute, or publish the data or reports, or use them to build or supplement a competing database or service; or
share your account, or use multiple accounts, to exceed your plan's report limits.

We may throttle, suspend, or close access that we reasonably believe violates this section. Some data comes from third-party providers under license, and their terms and attribution requirements also apply.

6. Acceptable use

You agree not to:

copy, scrape, or bulk-download the site or its data, or use automated tools to access it, except for normal search-engine indexing;
reverse engineer the site, interfere with its operation, or try to get around its security;
present a Blueline Analytics report as an appraisal or as a valuation prepared by a licensed professional;
use the site to make decisions about a person's eligibility for credit, insurance, employment, or housing, or in any way that violates fair housing, fair lending, or other laws; or
use the site for anything unlawful.

7. Our content

The site, its design, text, software, and reports belong to Blueline Analytics or its licensors. You may view and print reports for your own analysis. Third-party data remains subject to its providers' terms and attribution requirements.

8. Third-party links

The site links to third-party sources, such as city fee schedules. We are not responsible for third-party sites or their content.

9. Disclaimer of warranties

The site and all reports are provided "as is" and "as available," without warranties of any kind, express or implied, including warranties of accuracy, merchantability, fitness for a particular purpose, and non-infringement, to the fullest extent allowed by law.

10. Limitation of liability

To the fullest extent allowed by law, Blueline Analytics will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost data, or losses from any real estate, lending, or investment decision, arising from your use of the site or any report. Our total liability for any claim related to the site will not exceed one hundred dollars ($100).

11. Indemnity

You agree to indemnify and hold Blueline Analytics harmless from claims arising out of your misuse of the site or your violation of these terms.

12. Governing law

These terms are governed by the laws of the State of Arizona, without regard to conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Maricopa County, Arizona.

13. Changes

We may update these terms. We will post the new version here and update the date above. Continuing to use the site after a change means you accept the updated terms.
